Using the Property Report |

| How to Use the Property Report | |||||
|
The Property Report provides detailed information about the subject property that's gathered from the county courthouse tax assessment records, sales deeds, and mortgage deeds. If you are listing a property, you will be able to obtain basic information needed for the property's MLS listing from the Property Report, including the property's Sales History, Tax Assessment, Mortgage History, Building and Lot Characteristics, and other property features (which will vary depending on the information provided by the courthouse in the county where the property is located). If you are selling a property, the Property Report includes details of the land or building that may not listed in your MLS but may be helpful to your sales efforts. |

Map |
|||||
|
The map shows you the subject property. A larger map is available by clicking on the Maps drop down box (Bing Map) at the top of the screen or clicking on the link below the map. You can also put an image of your choice (e.g., the home, your card) in the map's space if you are printing out this report for customers. |

Location and Current Owner |
|||||
|
These indicate the property's address and the current owner, who may live at a different address. There is also a link to the owner's white page listing. This information can be removed from the report; see section in this help file labeled "Printing and Viewing the Report." |

|
Property Summary and General Parcel Information |
|||||
|
The Property Summary tells you the type of property, land use, and improvement (building) type. The total square footage of all buildings on the property is included here. General Parcel information gives the parcel ID and other information that may or may not be important, depending on the county the property is in. In some counties, for example, the Alternate Parcel ID or District/Ward numbers help identify the property's school district. |

Sales History |
|||||
|
The sales history gives you an idea of how this property has appreciated over time. The number in bold is the most recent sales price. In some counties, you can click on the Amount or the Book/Page or Document# to access a copy of the warranty deed(s). |

|
Tax Assessment |
|||||
|
You will see up to 3 years tax assessment history (where available). Details here include, Land, Improvement, and Total Appraisal Values as well as applicable City and County taxes, Exemptions, and Tax Rates. Use the Total Tax Appraisal cost to make a first pass at the property value and a potential sales price. Add 10-20% of the tax assessor's appraisal value to obtain a preliminary current market price. |

|
Mortgage History |
|||||
|
Under Mortgage History, you'll find a listing of the loan(s) any owner has taken out on this property. Compare the most recent total loan amount (in bold type) - including second loans and refinancing - to the sales price. You want to know what negotiating room your client has when selling or buying a home. Owners want the house priced to recoup equity - the lower the equity, the less negotiating room on the price. Click on the link at the bottom of the Mortgage History section to view more details (e.g., type of loan) for the loans listed. |

Property Characteristics and Legal Description |

|
These sections provide detailed information about the property, its buildings, extra features, type of utilities, and other legal information. Use this data to start (or double check) your MLS listing. If you are listing the property, be sure to physically measure the rooms of the property you are going to list in case that the tax assessor's data is not fully accurate. |

Hide or Display Sections of the Property Report |
|||||
|
You may wish to choose sections of the report to hide or display like mortgage history or legal details. Simply uncheck that section at the top of the Property Report page, or click on the close button for that section (button at the far right in the bar below).
If you would like to save this display format as your standard format, just click the "Save Settings" options on the "Show/Hide" bar and this layout will be saved as your default setting. If you want to reopen a section, check the section name in the menu at the top of the page. You can also minimize the sales, mortgage, and building tables (showing only the most recent sales, current mortgages, and a building summary) by clicking the minimize box (the box next to the close box). Click the open button (to the left of the close button, below) to show the entire section again.

To easily access this report again from the search page, click on the Bookmark button at the top of the page. When you return to the search screen, this property will be listed below the search fields for quick access. |

Previous and Next |

Click on these links to access Property Reports listed on the search results page (e.g. you may have searched on a particular street where you do not know the exact property's street #.) This allows you to click through each report to find the property of interest. |

|
Common Printing Issues and Solutions |
|||||
|
Problem: Internet Explorer 6 cuts off margins
First, add the Print Review button to your Explorer Task Bar by right clicking on the task bar. Select Customize, then select the Print Review icon on the left box and add to the right box. It will now be on your task bar.

Now, click on the Print Review button. When it opens, click on the second button from the left on the top of the screen. It is the Page Setup button. When it opens, adjust the right and left margins to be � inch each. Now the margins won't be cut off. Fortunately Internet Explorer 7 automatically adjusts margins so you don't have to.
| Problem: Header bars and table dividers disappear when printing in black and white.
You need to allow the PC to print background colors and images. To do this, in your Internet Explorer browser, click on Tools, then Internet Options. When the dialog opens, click the Advanced tab. Scroll down the list of options on the left until you see Printing. Check the box underneath that says Print background colors and images.

| Another Solution
These problems don't occur in PDF files. To see a PDF version of the report, click on Email or Save. The PDF version of the Property Report will open (if you select Open in the dialog box). From there, simply print the document from the tool bar at the top.
